(below time is our usual experience for reference only) :

1.5 months design+2 weeks Tender+ 3 months construction

(A) Design (1.5 months)

(1) Concept Design (2 weeks): Reference images and Preliminary Plan;

(2) Developed Design (4 weeks): Rendering, Tender/Construction drawing package, selection of materials.

(3) Design Coordination (during construction)

(B) Tendering (2 weeks)usually 2 weeks - 4 weeks.

(C) Construction ( 3 months)(1) Demolition (1week)

(2) E&M (3 weeks)

(3) Plaster work (2 weeks)

(4) wood work (4 weeks)

(5) Paint Work (2 weeks)

Design and Build Arrangement With an agreed contract amount based on preliminary plan and BQ, we saved the time for Tendering and ovelapped the time of design and construction. 

The overall time frame would be reduced to approximately 2.5- 3 months. Cost will be adjusted by VOs using the contract rate.
